Terms of Service
Effective July 7, 2026
These Terms of Service (“Terms”) govern your use of LandlordTea (the “Service”). By using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. What LandlordTea is
LandlordTea is a platform where renters share and read opinions and personal experiences about landlords, buildings, and management companies, alongside official public records about those properties. Reviews are the opinions and first-hand accounts of the individual users who post them. They are not statements of fact by LandlordTea, and we do not adopt or endorse them. We are an interactive computer service that hosts content provided by others.
2. Reviews are opinions; evaluate them yourself
Ratings, tags, verdict labels, and any averages or summaries shown on the Service are generated from user-submitted input and public data. They reflect the experiences of the people who contributed and the records of government agencies — not a verdict by LandlordTea about any landlord or property. Use your own judgment and consider the full picture before making housing decisions.
3. Rules for what you post
When you submit a review or other content, you represent that:
- it reflects your own genuine, first-hand experience;
- statements of fact in it are true to the best of your knowledge, and opinions are clearly your own;
- it does not contain another person's private information (home address of an individual, phone number, etc.);
- it does not contain threats, harassment, or content that is discriminatory on the basis of a protected class;
- you are not being paid or otherwise induced by anyone to post a particular sentiment; and
- you have the right to post it and grant the license below.
You keep ownership of your content. You grant LandlordTea a non-exclusive, worldwide, royalty-free license to host, display, reproduce, and distribute it in connection with operating and promoting the Service.
4. Prohibited conduct
- Posting fake reviews, or reviews for properties you have no genuine experience with.
- Submitting reviews on behalf of a landlord about their own properties, or by their employees/agents/relatives, without disclosure.
- Automated scraping, harvesting, or bulk copying of content from the Service.
- Attempting to unmask, harass, or retaliate against anonymous reviewers.
- Uploading malware, or interfering with the security or operation of the Service.
5. Moderation, and no pay-to-remove
Reviews are held for automated screening and human moderation before they appear, and we may remove or label content that violates these Terms or our Community Guidelines. We may do this at our discretion, and doing so does not make us the author of user content.
Landlords can never pay to remove or bury honest reviews. Paid landlord tools are limited to claiming a profile, responding publicly, analytics, and correcting factual errors — never suppression of genuine tenant reviews.
6. Landlords: claiming and responding
Landlords and managers may claim a profile after verifying their relationship to the property and may post public responses. Responses are subject to the same rules and moderation as reviews.
7. Reporting content & copyright (DMCA)
Use the report control on any review to flag content that is false, abusive, or shares private information. If you believe content infringes your copyright, send a notice with the information required by 17 U.S.C. § 512(c) to dmca@landlordtea.com. We respond to valid notices and terminate repeat infringers.
8. Public records
Some information on the Service is official public data (e.g. housing-code violations from NYC Open Data / HPD). It is provided “as is” from its source; we do not warrant its completeness or accuracy, and records may lag behind current conditions.
9. Disclaimers
THE SERVICE IS PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND. WE DO NOT WARRANT THAT ANY REVIEW OR RECORD IS ACCURATE, COMPLETE, OR CURRENT. Nothing on the Service is legal advice.
10. Limitation of liability
To the fullest extent permitted by law, LandlordTea will not be liable for indirect, incidental, or consequential damages arising from your use of the Service or from content posted by users.
11. Indemnification
You agree to indemnify LandlordTea against claims arising from content you submit or your violation of these Terms.
12. Governing law & disputes
These Terms are governed by the laws of the State of New York, without regard to conflict-of-laws rules. Disputes will be resolved in the state or federal courts located in New York, unless a separate arbitration agreement applies.
13. Changes
We may update these Terms as the Service evolves; material changes are reflected by a new effective date above. Continued use after changes means you accept them.
